            We are delighted to announce the completion of the new seating extension at
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Swans on the Green, Naas!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Working closely with the client team, this project has transformed the existing café by introducing a generous single-storey rear extension that expands the customer experience while remaining true to the character and charm of the original space. From the outset, our shared ambition was to create a rustic, welcoming environment that feels like a natural continuation of Swans on the Green — warm, inviting, and deeply connected to its established identity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The new seating area enhances the flow of the café, providing additional capacity while maintaining comfort, accessibility, and ease of circulation throughout. Carefully considered materials, textures and lighting contribute to a relaxed, informal atmosphere that complements the existing shop and reinforces its reputation as a much-loved local destination.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This extension marks an exciting new chapter for Swans on the Green. By thoughtfully expanding the space without compromising its character, the project strengthens the café’s presence in Naas and supports its continued growth within the community.

           We are delighted to announce that planning permission has been granted by Kildare County Council for the redevelopment and extension of our office at Highland View Terrace and Fairgreen, Naas. The approved development comprises a sensitively designed mixed-use scheme, including the refurbishment and extension of the existing office building to the front, the construction of a new dormer-style extension addressing the main street, and the development of a new office and residential building to the rear of the site.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
      
           The scheme provides for enhanced office accommodation across ground, first and second floor levels, designed to support the continued growth of Clarke &amp;amp; Company, alongside the delivery of high-quality residential units with private amenity space. The design responds carefully to the character and scale of the surrounding streetscape, with pitched roof forms, articulated elevations, and a layout that improves connectivity through the site while protecting residential amenity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

            The development also incorporates improved landscaping and courtyard spaces, secure cycle parking and bin storage, upgraded servicing arrangements, and sustainable drainage measures.

           We are delighted to announce the completion of a recent project undertaken by us on behalf of the Tuath Housing Association.            Nearly Zero Energy Buildings’ means a building that has a very high energy performance. The nearly zero or very low amount of energy required should be covered to a very significant extent by energy from renewable sources, including energy from renewable sources produced on-site or nearby. The NZEB standard will apply to all new buildings occupied after the 31st December 2020. For Public Sector bodies, the standard will apply to all new buildings owned and occupied by the 31st December 2018.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As with previous Building Regulations there are transitional arrangements in place where buildings are occupied after these dates but work commenced prior to 31st December 2018 for Non Domestic Buildings and 31st October for Domestic Buildings.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The definition for Nearly Zero Energy Buildings in the Energy performance in Buildings Directive (EPBD) is "a very high energy performance, as determined in accordance with Annex 1, The nearly zero or very low amount of energy required should be covered to a very significant extent by energy from renewable sources, including energy from renewable sources produced on-site or nearby".

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In line with the EPBD directive, Ireland carry out a cost optimal analysis to define NZEB requirements. Part L of the Building Regulations defines the requirements in legislation. For all new builds, an equivalent to a 60% improvement in energy performance on the 2008 Building Regulations is required. This means an improved energy performance for the fabric, services and lighting specification. It also introduces a mandatory requirement for renewable sources. The renewable sources must in general provide 20% of the primary energy use, however there is flexibility where the building is more energy efficient than the regulations. This typically corresponds to an A3 Building Energy Rating.
          &#xD;

           The NEAP Software for Non Residential Buildings has been updated to demonstrate compliance with NZEB and Part L of the Building Regulations. The SBEMie software version 5.5h is now available to the market for demonstrating compliance with NZEB requirements.
